An old design is reborn thanks to a new construction. It’s the quick story of this carriage house in the Post Island / Adams Shore neighborhood of the city. The location is a short walk from the Atlantic – and Front shelf (Heron) – and that means seascapes from windows and ocean breezes.
The house is the smaller of two isolated living units on 0.17 acres of land. The other is a single family home with three bedrooms, 2.5 bathrooms and an asking price of $ 1,199,000. (The property is also listed as two families on the multiple listing service.)
The long story is that the units replaced a single family home damaged by a storm. The property sits in a flood plain, but it is up to individual insurers whether the house needs flood insurance, according to the listing agent, who said “the house is built on top of the house. ‘rise of the flood “. The home’s electrical, heating and air conditioning systems are on the second floor, a smart design that can reduce repair costs in the event of a flood.
The unit is positioned at the rear of the lot, and where the design would have required parking for horse-drawn vehicles, there is a garage. The entrance to the living quarters is via a staircase on the right side of the building. Inside the front door is another staircase. This leads to an open floor plan including the living room, dining room and kitchen.
The eye-catcher here is the six window arrangement framing the ocean view. Windows flank a slider to a large terrace with stairs leading to the backyard and foyer.
The kitchen features blue and white cabinetry, white quartz countertops, stainless steel appliances, a farmhouse sink, and a backsplash that mixes white subway tiles and patterned blue and white glass tiles. A stainless steel hood hangs over an island with a hob.
The living room is centered on a gas fireplace with a marble edging and a white wood mantel with raised panels. The white paneling of the picture frame adds a nice contrast to the gray upper walls of this open layout. Recessed lighting and hardwood flooring run throughout this home.
The master bedroom is located behind a retractable door from the kitchen. Windows line one wall of the room, which has a high ceiling dotted with a ceiling fan. The bedroom offers a 6 foot deep walk-in closet. The adjoining bathroom has a long white cabinet topped with a synthetic material that mimics marble. The floor is white tiled and the perimeter of the shower, which has no door, is white subway tiling. The handles and faucets of the bathroom cabinets are made of brass.
The unit includes washer and dryer connections and has central air conditioning.
